Ideally you want a true singleton manabase, but I'd wager 75% uniqueness is good enough. My experience has been generally the opposite. I've had it removed multiple times, and it has straight up dominated games for my MW deck. Some of that is Wanderer giving the tokens haste being problematic, but overall the impact it has on a game is pretty absurd for a colorless land - compared to any other colorless land, it's pretty much the best.
