Frankly, I think it's real. The card image is just too perfect to be a fake.

Den of the Bugbear looks quite strong. Art is A+ - really calls back to old D&D art, which is sweet. The card itself seems like a snap-include for many aggressive red decks - enters untapped in the early game, and serves as an extra attacker / mana sink in the lategame. Unclear if it will make the jump to Modern, but definitely seems plausible - if you're running mono-red burn, you don't need to function on more than two lands anyway, so having one of those lands be a threat seems good. Does compete with Sunbaked Canyon though.

This also strongly implies a cycle - will be interesting to see what the other ones are. I'm not quite as excited for them in EDH, since most manlands are played primarily as fixing there, and entering tapped in the lategame is more significant. Still, nice to have more options for Polymorph / Proteus Staff shenanigans.

With the recent reveal of "Hive of the Eye Tyrant", it seems incredibly likely this card is real as well.
